What is the Retirement Visa in Thailand?

If you’re thinking about retiring in Thailand or looking into long-term stay options, the Thailand Retirement Visa is a popular choice. This visa lets you enjoy Thailand’s rich culture and relaxed lifestyle, allowing you to stay for an extended period — typically a year at a time — with the option to renew indefinitely.

In this article, we’ll cover what the Thailand Retirement Visa is, who can apply, the requirements, and the steps to take to secure this visa and spend your golden years in paradise.

There are two main types of retirement visas for Thailand:

1. Non-Immigrant O-A Visa (1-Year Retirement Visa) : This visa is typically for a one-year period and can be renewed annually. 

🧑‍🦳 Who It’s For:

  • Foreigners aged 50 or above

  • Planning to retire and stay long-term

📆 Validity

  • 1-year stay permit

  • Renewable annually inside Thailand
     

💰 Financial Requirements:

 You must meet one of the following:

  1. 800,000 THB deposited in a Thai bank account for at least 2 months before application

  2. 65,000 THB monthly income (proven by pension letter or embassy affidavit)

  3. A combination of bank savings and income totaling 800,000 THB/year

 

2. Non-Immigrant O-X (5-Year Retirement Visa): This visa offers a longer stay, potentially up to 10 years, and requires higher financial requirements. 

🧓 Who It’s For:

  • Citizens of 14 eligible countries: (Australia,Canada, Denmark, Finland, France, Germany, Italy, Japan, Netherlands, Norway, Sweden, Switzerland, United Kingdom, United States)

  • Aged 50 or over

  • Long-term retirees wanting more stability

📆 Validity:

  • 5 years initially, renewable for another 5 years

  • Total of 10 years
     

💰 Financial Requirements:

  1. 3 million THB in a Thai bank account  (OR)

  2. 1.2 million THB annual income

Funds must be held in a Thai bank for at least 12 months after entry, then can be reduced to 1.5 million if not withdrawn.

📄 Other Requirements 4Both:

🏥 Health Insurance: Required since 2019

Minimum coverage:

  • Inpatient: 400,000 THB

  • Outpatient: 40,000 THB

  • From a recognized Thai insurer or a foreign one accepted by Thai authorities

 

Other Documents

  • Passport (valid at least 1 year)

  • Criminal background check

  • Medical certificate (no serious diseases)

  • Proof of address in Thailand (lease, house book, etc.)

  • TM30 reporting (notification of residence)

  • 90-day reporting at Immigration

🔄 Visa Renewal (for O-A and O-X):

  • Must show financial evidence again

  • Updated health insurance documents

  • Renew at the Thai Immigration Office

  • Application should be started 45-60 days before expiration​

❌ Limitations:

  • No work is allowed under a retirement visa

  • Must keep money in the bank (and can’t dip below the required amount)

  • Annual paperwork and insurance renewals

  • 90-day reporting can be tedious (but many hire agents)
